When Your Boiler Fails, Everything Stops
A boiler failure in the middle of a cold snap is not just uncomfortable — in a home with elderly residents or young children, it can be dangerous. When temperatures drop below -15°C, which happens regularly in this region during January and February, a failed boiler means more than cold showers. It means frozen pipes, potential water damage, and a family that cannot stay warm in their own home.
We treat boiler calls as urgent, and our licensed gas fitters and plumbers are experienced with all major brands: Navien, Viessmann, Weil-McLain, Burnham, and Slant/Fin. Whether it is a quick repair, an annual tune-up before the heating season, or a full replacement with a high-efficiency condensing unit, we handle it from start to finish.
Boilers are more common in this area than many people realize. Older homes in Brocklehurst, the North Shore, and Sahali were often built with hydronic heating systems. Apartment buildings and commercial properties throughout the city rely on boilers for both heating and domestic hot water. And radiant floor heating — one of the most comfortable heating methods available — is becoming increasingly popular in new construction and renovations across Aberdeen and Juniper Ridge.
The hard water in this region is a real factor for boiler longevity. Mineral scale builds up on heat exchangers, reducing efficiency and shortening the unit's life. Annual maintenance — including descaling, combustion adjustment, and pressure relief valve testing — is not optional. It is the difference between a boiler that lasts 15 years and one that fails at year 8.

Your Boiler Is Telling You Something — Are You Listening?
Boilers do not usually fail without warning. They give you signs — sometimes weeks or months before the breakdown — and the signs are easy to dismiss as normal. A little more noise than usual. A room that is suddenly colder than the rest. A pilot light that goes out once and you figure it was a fluke.
In this region, the hard water accelerates scale buildup on heat exchangers. The freeze-thaw cycles stress expansion vessels and pressure relief valves. And the heating season is long enough that boilers run hard for 6–7 months straight, wearing components faster than in milder climates.
Here are the warning signs we see most often — and what each one typically means:
Unusual Noises — Banging, Kettling, or Gurgling
Loud banging or kettling sounds usually mean limescale buildup on the heat exchanger — the hard water here accelerates this. The scale creates hot spots that cause water to boil locally, producing steam bubbles that collapse with a banging sound. Gurgling often indicates air in the system or a failing circulator pump.
Inconsistent Heating — Some Rooms Too Hot, Others Cold
If some radiators or zones are heating normally while others are lukewarm, the issue is usually a failed or failing circulator pump, airlocked radiators, or sludge buildup in the system. Zone valves can also stick closed, cutting off heat to entire areas of the home.
Frequent Cycling On and Off
A boiler that cycles rapidly — firing for a few minutes, shutting off, then firing again — is working harder than it should. Common causes: an oversized boiler for the home, a faulty thermostat, a blocked heat exchanger, or a failing pressure sensor. Rapid cycling wears out components and drives up gas bills.
Visible Leaks Around the Unit or Radiators
Any water pooling near the boiler, pressure relief valve, or pipe connections is a serious sign. A leaking pressure relief valve often indicates over-pressurization from a failed expansion vessel. Leaks from the boiler body itself may mean a cracked heat exchanger — a costly but critical repair.
Pilot Light Keeps Going Out
On older boilers with standing pilots, repeated pilot outages usually point to a failing thermocouple — a $30 part that takes 20 minutes to replace. Less commonly, it is a draft issue, a dirty pilot orifice, or a failing gas control valve.
Pressure Gauge Outside Normal Range
Normal cold pressure for most residential boilers is 1.0–1.5 bar (14–22 PSI). If the gauge reads below 0.5 bar, the system has lost water — usually from a leak. If it reads above 2.5 bar, the expansion vessel may have failed or the pressure relief valve is stuck. Both conditions damage the boiler over time.
No Heat Right Now?
If your boiler is not producing heat, check the pressure gauge first. If it is below 0.5 bar, try repressurizing via the filling loop. If the pilot is out and will not relight, or if you smell gas, call us immediately at (778) 928-7586 — we offer 24/7 emergency boiler repair.

Annual Boiler Service — What Actually Happens
Most homeowners know they should service their boiler annually, but few know what that actually involves. A proper service is not just a quick visual check — it is a comprehensive inspection, cleaning, and tuning process that takes 1.5–2 hours and addresses every critical component of the system.
Here is what our annual boiler service includes:
Heat Exchanger Cleaning
Remove scale and soot buildup that reduces heat transfer efficiency and can cause overheating.
Combustion Analysis
Measure CO2, O2, and CO levels to verify the burner is firing efficiently and safely. Adjust air-fuel ratio as needed.
Expansion Vessel Check
Test pre-charge pressure and inspect the diaphragm. A failed vessel causes over-pressurization and relief valve discharge.
Pressure Relief Valve Test
Verify the valve opens at the correct pressure and reseals properly. Replace if it leaks or fails to open.
Circulator Pump Inspection
Check pump operation, bearing condition, and flow rate. Lubricate if required. A failing pump causes uneven heating.
Zone Valve Testing
Test all zone valves for proper opening, closing, and end-switch operation. Stuck valves cause cold zones.
Flue and Venting Inspection
Inspect the flue pipe for corrosion, blockage, or improper draft. Carbon monoxide risk if venting is compromised.
Safety Control Testing
Test high-limit switch, low-water cut-off, and pressure controls. These are your boiler's safety net — they must work.
A properly serviced boiler runs more efficiently — saving you 10–15% on heating costs — and lasts significantly longer. More importantly, it is far less likely to fail on the coldest night of the year. We recommend scheduling service in September or October, before the heating season starts. For commercial properties, we offer maintenance contracts with scheduled visits and priority emergency response.
Repair or Replace? How to Decide
This is the question we get most often from homeowners with aging boilers. The answer depends on the boiler's age, condition, repair history, and your long-term plans for the property. Here is our honest framework:
Repair Makes Sense When...
Replacement Makes Sense When...
A modern condensing boiler operates at 90–95% efficiency versus 70–80% for an older standard boiler. For a typical home, that efficiency difference saves $300–$600 per year in gas costs. Over 15 years, the savings often offset the replacement cost. We will give you an honest assessment — we will not push a replacement if a repair will genuinely solve the problem.
Radiant Floor Heating — The Comfort Upgrade Worth Considering
If you are renovating a bathroom, kitchen, or basement, hydronic radiant floor heating is one of the best comfort upgrades you can make. Instead of heating air and blowing it around, radiant systems circulate warm water through tubing embedded in the floor, warming the surface itself. The result is even, gentle heat that rises naturally — no drafts, no dust circulation, no cold spots.
In this climate, where winter temperatures regularly drop below -10°C, radiant floor heating is particularly valuable in basements and bathrooms — the spaces that are hardest to keep warm with forced air. We install PEX tubing in new concrete slabs, over existing subfloors with sleeper systems, and in renovation projects where the floor is being replaced anyway.
The system can be powered by a dedicated boiler or integrated with an existing hydronic heating system. A properly designed radiant system runs at lower water temperatures than traditional radiators, which actually improves the efficiency of a modern condensing boiler — a win-win for comfort and energy savings.

Commercial Boiler Services — Business Cannot Afford Downtime
A failed boiler in a commercial building is not just an inconvenience — it can shut down operations, violate tenant comfort agreements, and cost thousands in emergency repairs. Apartment buildings, office complexes, schools, and industrial facilities all rely on boilers for heating and often for domestic hot water as well.
Our commercial services include everything in residential service plus: combustion analysis for larger burners, inspection of commercial-grade controls and building management system integration, assessment of multiple circulator and zone valve systems, and documentation for insurance and regulatory compliance. We offer maintenance contracts with scheduled visits, priority emergency response, and detailed reporting.
